I’m an architect and real estate development professional with a strong interest in how design, planning, finance and investment come together to shape successful places. My background allows me to look at property from both a creative and commercial perspective - understanding not only how buildings are designed, but how they are valued, financed, developed and managed.
Through my work and postgraduate studies, I’ve developed experience across development appraisal, investment analysis, valuation, planning, asset management and market research. I’m particularly interested in opportunities where design thinking and commercial decision-making intersect to create long-term value.

A six-year investment analysis of a £10 million Manchester office acquisition, testing how market conditions and capital structure influence returns and risk. The study compares two operating scenarios and two debt/equity structures, assessing unlevered and levered IRRs, NPV, GP/LP return waterfalls, DSCR and exit LTV to identify the trade-off between upside potential and downside resilience.

A 10-year DCF valuation of 16–18 New Bridge Street, London, assessing whether an £18.00m asking price was justified. The analysis considered rental income, lease events, voids, incentives, capex, ERVs, discount rate and exit yield, producing an investment worth of approximately £16.21m and a recommendation not to acquire at the asking price.

A development feasibility study for Zone H within Manchester’s SISTER regeneration area, testing a 150-unit Build-to-Rent scheme with active ground-floor commercial space. The analysis combined site constraints, planning policy, market evidence and residual valuation to assess viability and establish a maximum land bid of approximately £2.90m.

A strategic review of the Schroders Capital UK Real Estate Fund, assessing how a £2.3bn diversified portfolio could respond to structural shifts in offices, retail, logistics and ESG. The study developed an asset-level framework to retain, reposition, dispose and acquire, with a focus on capital recycling, income resilience and long-term portfolio performance.

A legal and development-risk assessment of converting a Grade II listed Edwardian dwelling into six self-contained flats. The study examined enfranchisement, restrictive covenants, planning permission and listed building consent, then mapped these into a sequenced action plan and risk register for delivery.

A quantitative housing-market study using 4,350 property transactions from the Scottish Highlands to test how structural and locational characteristics influence sale prices. The analysis applied a log-linear OLS hedonic pricing model using variables such as bedrooms, bathrooms, garden, dwelling type, density and transport accessibility.

A comparative study of how planning systems, land control and development models shape value creation in Amsterdam and Manchester. Using field observations and case studies, the analysis explored how public and private actors influence land value, regeneration, tenure and urban development outcomes.
